1. Your property will be managed by our On Site Property Manager.
  2. Your property will be listed on Woolooware Bay's Registered On Line system to enable prospective tenants to view the property at convenient inspection times.
  3. All applications will have a Trading Reference of Australia Tenancy Database search conducted and all employment and rental references will be checked for your peace of mind.
  4. All prospective tenants view your property in the company of our On Site Leasing Consultant
  5. All applications are discussed with and approved by you.
  6. Upon application approval all documentation will be completed promptly.
  7. Detailed ingoing condition report completed with photographs.
  8. Formal lease signing appointment conducted and tenant responsibilities explained to your tenant.
  9. All rents are paid by Direct Debit.
  10. Detailed itemised income and expenditure statement emailed and funds held transferred on last business day of each month.
  11. Rental payments to you made as you instruct.
  12. Repairs will proceed as instructed by you unless they are deemed to be urgent that needs immediate action.
  13. If your tenant gives notice to vacate we will promptly contact you and commence marketing to secure a suitable replacement tenant.

If we fail to meet any of these standards, the next 4 months management of your property will be provided to you free of charge.

This guarantee does not apply when:

  1. We are requested to carry out non-standard duties
  2. Matters outside of our control. Eg a natural disaster or accident
